The Swiss rental market is one of the tightest in Europe, with a vacancy rate of less than 1% in large cities such as Zurich, Geneva and Lausanne. Demand far exceeds supply, resulting in intense competition between tenants and high rents.

Prices vary considerably depending on region, type of property and proximity to public transport. A 3.5 room apartment (2 bedrooms) costs on average between CHF 1,800 and CHF 3,500 per month in the Lake Geneva region, while prices are more moderate in German-speaking Switzerland outside Zurich.

Prepare a solid application file

In Switzerland, renting an apartment requires a complete and well-presented application. Faced with the high number of applications – often 50 to 100 for an attractive property – real estate agencies select tenants on the basis of financial and reliability criteria.

It is recommended to prepare your file before even starting the visits. An incomplete file is systematically rejected. Here are the documents generally required by authorities and private owners.

  • Completed application form (provided by the management or owner)
  • Copy of passport or identity card
  • Copy of residence or work permit
  • Certificate from the Prosecution Office less than 3 months old
  • Last three salary slips or employment contract
  • Reference letter from previous lessor (if available)
  • Personal liability insurance certificate

The Debt Collection Office extract

This document is essential in Switzerland. It certifies that you have no debts or pending lawsuits. If you have just arrived in Switzerland, you can request this extract from the Prosecution Office in your municipality of residence. The document is generally issued within 5 to 10 working days and costs between CHF 17 and CHF 29 depending on the canton.

Understanding the Swiss lease and your rights

Swiss lease law is governed by the Code of Obligations (articles 253 to 274g). It offers significant protection to the tenant, particularly in terms of termination, abusive rent and housing defects. Leases are generally concluded for an indefinite period with fixed termination dates (often March 31 and September 30).

The rent generally includes the net rent and charges (heating, hot water, maintenance of common areas). Charges can be fixed or provisional with annual statement. It is important to check what is included before signing the lease.

  • The rental guarantee (deposit) corresponds to 1 to 3 months of rent, deposited in a blocked account
  • The termination notice is 3 months minimum (some leases provide 6 months)
  • The tenant can contest abusive rent with the Conciliation Authority within 30 days
  • The inventory of entry and exit locations is documented by a detailed protocol
  • Small repairs (up to approximately CHF 150) are the responsibility of the tenant

How long does it take to find accommodation?
On average, allow 4 to 8 weeks in Zurich and Geneva, sometimes longer in popular areas. In Lausanne and Basel, the deadlines are similar. In smaller towns, it can go faster. We recommend starting your research as soon as you sign the employment contract.
Can I rent an apartment remotely before arriving?
This is difficult because most agencies require a physical visit. Our service includes the visit on your behalf: we film the property, take measurements and send you a detailed report. We can also sign the lease on your behalf with a power of attorney.
What deposit is usually required?
The deposit generally represents 3 months' rent (legal maximum). It is deposited in a blocked account in your name with a Swiss bank. Alternatives exist (guarantee insurance) for a non-recoverable annual premium. We advise you on the best option.
