L'property inventory est-il obligatoire in Switzerland ?
It is not legally obligatory in all cantons, but it is practiced almost systematically by the authorities. If there is no entry inventory, you risk being charged for pre-existing damage. We always recommend insisting on making one.
Can I report defects after signing?
Yes, you generally have a period of a few days to two weeks (depending on the canton and the lease) to report in writing any defects that you would not have noticed during the inventory. Send a registered letter to the management company with supporting photos.
What exactly do we check during an inventory?
We review the walls, floors, ceilings, windows, doors, locks, electrical outlets, faucets, household appliances, sanitary facilities, and any equipment provided. The general state of cleanliness is also noted. Each element is qualified (new, good, used, defective) on the protocol.
